The time I’ve spent in the industry is significant, though not vast — but I’m a keen observer. From what I see, most BIM firms today are approaching things the wrong way.

BIM is meant to streamline workflows and ensure smooth, error-free project delivery on site. Yet, most firms are just delivering 3D models. Truly missing the real value — the power of data integration, visualization, eagle-eye monitoring, predicting RFIs, spotting design issues early, handling coordination problems, and managing materials efficiently. Isn’t that a bit noob?

At Kshitij3, we focus on what I like to call hashtag#TrueBIM. In simple terms, True BIM means working at least two steps ahead of the site execution schedule to ensure seamless collaboration. This approach saves time, reduces rework, cuts down waste, and improves overall project efficiency.


Here’s a real-life example. I was working on a BIM project where site collaboration was required. During a meeting, the door vendor came and asked for the door shop drawings. The AGM agreed to help (he was busy and said, “Give me an hour”). But the vendor was in a hurry—he needed the drawings sooner to place a material order or something similar.

The AGM got free and started searching for the drawings. An hour or two passed. Site people kept interrupting him. Eventually, he found the drawings, but some doors had recently been changed by the client, and those changes weren’t updated in the drawings.

He called the responsible architect to confirm. Some confusion came to light. They discussed it, but still didn’t have full clarity. By this time, 5 hours had passed. The vendor kept pressuring the AGM.

Sunset faded, and the lights came alive. Still, the issue remained unsolved.

I was sitting in the conference room and had come to meet the AGM for something else. I realized the whole situation after about 6 hours (I had already spent 2 hours in a meeting).

I opened my laptop, made minor changes, extracted the sheet, sent it to the Lead Architect, got it approved, and forwarded it to the AGM. This entire process took me 20–30 minutes max.

After seeing the drawings, the AGM was stunned. He said, “Bhai, where were you all this time? I’ve been chasing this since morning.”


The AGM wasted a lot of time on this minor issue (not his fault). Most general contractors don’t even realize how BIM can help them in countless ways—streamlining daily tasks and moving toward true BIM implementation. This was just one example; I have many. As a BIM team, we can support the site in zillion ways. The real problem is that companies aren’t interested—they just want their bills cleared. Anyways.


Isn't this like handing a M24 loaded with Suppressor, 8x Scope, Ext.QuickDraw Mag and cheek pad to a noob?
