Let's just talk an ideal scenario, where the BIM model is 80% coordinated by the time General Contractor mobilizes on-site. By then, numerous coordination meeting would have been conducted just to achieve 80-90% model Coordination. We all know revisions are the part of the game, we don't believe (BIM Team)-so why shouldn’t we be prepared?
General Contractors are always prepared for revisions and design changes, but BIM teams often feel their "virtual" work is wasted as rework. Yes, it’s frustrating. I know. But the key lies in simplifying complexity: transforming rework into structured, manageable tasks. Most important thing at this point of time would be speed and precision of your deliverables.
Believe me execution team works really fast, even though they mix concrete, transport via TM, pour and cure. Ohhh...did I miss the steel binding and all stringent process before concrete is pour (for high profile project). BIM team has to find solutions to get the work done faster and precise. Execution team can never get ahead of you in Project progress if you want to achieve TrueBIM.
During the Construction Phase- BIM team's sole purpose should be to empower the execution team within their scope. For those who understand data, they might know, a construction site is a gold mine. The data collected here can enhance project quality and delivery (most important 2 things for a general contractor).
To be honest TrueBIM is challenging but achievable. While BIM hasn’t yet fully realized its potential for contractors (especially in India), we believe TrueBIM promises to bridge this gap.
At last, I don't think its an ideal scenario!
